How many times can your landlord increase your rent?

The landlords in Ontario can only increase your rent once every 12 months. Your landlord is required to give you written notice at least 90 days before the rent goes up.

What is the allowed rent increase for 2022?

The province says it has set its rent increase guideline for 2022 at 1.2 per cent.
The guideline is the maximum a landlord can increase a tenants’ rent during a year without the approval of the Landlord and Tenant Board.
The guidelines apply to most rented apartments, condos, houses and care and mobile homes, but there are some exceptions for vacant residential units, community housing properties and commercial units

How much can my landlord increase my rent?

Once you’ve gone past the first 12 months on the lease, your landlord can only increase your rent by a limited percentage. This maximum increase amount is based on the yearly guideline limits set out by the Ontario Ministry of Municipal Affairs and Housing and it is based on the Ontario Consumer Price Index.

Here is an example :

In 2020, the limit was 2.2%.
In 2021, the limit was 0% because of pandemic
In 2022, the limit will be 1.2%

Are there exceptions to these guidelines? Can landlord increase the rent above the percentage set out by Ontario Ministry of Municipal Affairs?

The short answer is yes, In some cases landlords can apply to The Landlord and Tenant Board (LTB) for approval to raise your rent above the guide limits.

For example, the LTB might approve a higher increase if your landlord has made large repairs or installed a security system.
